to review many documents, such as an agreement of sale, seller's
disclosure statement, property inspection reports, results of a
title search, termite reports, and others. The timing of
these events is very critical. If you miss a deadline,
you may be forced to go through with a transaction which may be
very much to your disadvantage. This holds true for both the
buyer and the seller. It is important to have these
documents reviewed by an attorney to advise you as to your
obligations.
If you are selling a home or commercial property, you are
responsible for providing adequate disclosure of the condition of
the underlying property. You also may be required to perform
repairs and/or modifications to your property prior to the
closing. Missing a critical deadline may relieve the buyer
of his or her obligation to go through with the transaction.
It is imperative that you have your obligations explained to you
by an attorney to avoid having a transaction fail. You also
should be concerned about incurring a monetary obligation
resulting from a misunderstanding of the terms of the sale.

If you are borrowing funds to purchase the residential or
commercial real estate, chances are that your lender will require
